"Every person or entity who is a record owner of a fee or undivided fee interest in any Lot, in Outlet B of the Box Elder Estates - Homesite Subdivision Filing No. 1, and in any future Lot of a subsequent Subdivision for which a proper Notice of Inclusion has been filed which is now or hereafter subject to the Declaration , including contract sellers, shall be a member of the Association. The foregoing is not intended to include persons or entities who hold an interest merely as security for performance of an obligation. Membership shall be appurtenant to and may not be separated from ownership of any Lot, from Outlet B of the Box Elder Estates - Homesite Subdivision Filing No. 1, or from any future Lot of a subsequent Subdivision for which a proper Notice of Inclusion has been filed which is subject to any assessment by the Association."
